Why do I need project management?

A project arises from a need for a growth or transition. Whether building ground-up or moving into an existing space, proper planning is required for a successful project. It doesn’t matter if you’re moving into a 3,000 sf space or building a 200,000 sf facility.

Critical Considerations for Your Relocation

Hire Early and Completely

The most critical (and time consuming) phase of any project is prior to putting a shovel in the ground. Financial and scheduling risks occur when project team members are hired too late in the process.

The team requires close management during pre-construction to ensure that all documents are correct, thorough and complete. Thereafter, the team members need to be provided with the appropriate information in order to carry out their respective tasks.

Plan beyond the contractor

Contractors can't hire the whole team. Depending on the building type, owners will typically have to directly hire and manage a menagerie of specialists to meet project completion, including:

Attorneys; inspectors; furniture consultants; IT specialists; audio visual and acoustical consultants; security; nurse call; signage vendors; and movers.

The bottom line is that required firms be identified and hired early, then coordinated throughout.

Build From Experience

Lack of experience in commercial real estate can be problematic when trying to identify resources and team. An owner should hire firms who compliment their vision for their business or project.
